Move-Out Day Instructions

As a reminder, your lease is coming to an end as of August 27, 2020 at 2pm. Please remember to vacate this suite no later than this date and time.

REMINDER: It is the Tenant’s obligation to have cleaned the suite and removed all personal items from the suite before vacating the suite. Failure to have cleaned the suite or have removed personal items from the suite may result in additional fees placed on the Tenant’s account. Cost of cleaning, item removal and repairs included below.

Not Moving Out On Time

We do understand that some Tenants may be overseas or not in Waterloo at this time, and that returning to Waterloo in time to remove their items from the suite may be difficult.

We advise all Tenants to coordinate with roommates, friends or family local to the Waterloo region to offer assistance in removing personal items from the suite and returning their suite key to the Sage Living office no later than August 27, 2020 at 2pm.

Cleaners are scheduled to begin cleaning and removing items from suites on the night of August 27, 2020. Removal of personal items from the suite by either the scheduled cleaner, Sage Living staff member, or similar, will result in additional fees for the Tenant and/or the Tenants roommate or Guarantor.

We ask that all Tenants properly prepare and plan enough time to remove items from their suite before the end of their lease agreement.


Hotel Help

We understand that some Tenants may be without a place to stay for a short period of time between leases.

While Sage Living cannot assist in providing or scheduling alternative locations for Tenants, we have secured a promotional rate with the Comfort Inn hotel located in Waterloo.

Sage Living cannot schedule or book hotel stays for Tenants, we have simply negotiated a promoted rate should Tenants require a hotel for a short period of time this fall and not know where else to look.

Move-Out Inspections

Contractors will be conducting suite inspections starting June 16th, 2020 until early August 2020. Tenants will receive notice of entry by email prior to completing the inspection.

Contractors completing inspections will have face masks and will disinfect themselves before entering each suite.



Cleaning & Repairs

As per the lease agreement; Tenants are required to keep clean their suite year round and ensure the suite has been cleaned prior to vacating the suite. This is especially important while faced with complications caused by COVID-19.

Cleaning

Tenants who vacate their suite without having first cleaned the suite may receive additional cleaning fees. Cost of cleaning is valued at approximately $37 / hour + HST.

Item Removal

Tenants who vacate their suite without having first removed all personal items may receive additional portering fees. Cost of removing items is valued at approximately $37 / hour + HST.

Repair Cost

Tenants who are found to have damages in their suite either within the above mentioned move-out inspections, or after move-out, may be invoiced for damages caused or occurring during their tenancy. Pricing for repairs has been standardized and provided by Rapid Repairs Inc.

Key Returns

All Tenants must return their suite keys before August 27, 2020 to be entitled to receive refund of your $200 key deposit. We can provide two options for your to return your keys:

1. Return Your Keys In Office

  • Our office is open to Tenants Monday - Thursday from 11am - 6pm and Fridays from 11am - 4pm.

  • We have installed barriers within our office to help protect both our customers and employees

  • Masks are encouraged to be worn when entering the office

  • Masks can be purchased by those visiting the office at a cost of $2 CAD

  • Please no more than 4 customers in the office at a time

2. Leave Your Key In Our Drop Box

  • Tenants may leave their key sets in a CLEARLY LABELLED and WATERPROOF package (i.e. Ziplock bag) in the drop box directly outside our office

  • If we are unable to tell whose key set was returned, that Tenant will not receive their refund

  • Please email our Leasing Administration Team at leasingadmin@sagecondos.ca after dropping off your keys in the drop box so our team can promptly retrieve your keys

Processing Key Refunds

Once your key set has been returned, your key deposit refund will be sent by electronic funds transfer directly to your bank account.

To process your refund, we require you complete the deposit authorization form with your banking details and return to leasingadmin@sagecondos.ca
